The Störsvik Development Plan – Toward Finland’s Most Interesting Lifestyle Destination


Störsvik in Siuntio, better known as Pickala, is a unique area that combines the sea, nature, high-quality living, diverse recreational opportunities, and an internationally renowned golf destination. The area’s goal is to become Finland’s most attractive hub for seaside living, leisure, and golf.
Flock implemented Störsvik’s updated development plan in collaboration with Otantatutkimus. The project combined extensive research data, the perspectives of local stakeholders, and strategic regional development into a shared long-term vision.
What makes this project exceptional is the broad commitment of the area’s key stakeholders to a shared vision for the future. The development plan was commissioned by the Housing Foundation, Oy Pickala Golf Ab, the Municipality of Siuntio, Rock Resort, Rock Golf, and the Rehnberg family.
The development plan outlines a vision for Störsvik as an attractive lifestyle destination where living, working, leisure, and hobbies form a cohesive whole. The plan takes a comprehensive look at housing, services, recreation, nature, tourism, and golf, as well as the future whole they will form.
The area was identified as having the potential for more than 600 new single-family homes, in addition to the approximately 150 homes already zoned for Rock Resort. The 2027 Housing Fair will be held at Rock Resort, which will help accelerate the area’s development.
The starting point for growth is preserving Störsvik’s own identity and strengths. The goal is to strengthen services and year-round vitality, as well as to attract new residents, businesses, tourists, and investments to the area while respecting its natural and scenic values.
To serve as the basis for the development plan, a comprehensive research project was conducted, in which current residents, potential new residents, vacation home owners, golf enthusiasts, and experts were consulted.
The study confirmed that Störsvik’s key attractions are its maritime character, proximity to nature, tranquility, high-quality single-family housing, and location near the Helsinki metropolitan area. At the same time, it identified the area’s most important development opportunities and priorities for future investments.
A particular competitive advantage is provided by the four-course complex comprising Pickala Golf and Rock Golf. Combined with residential living, the seaside atmosphere, nature, and other recreational offerings, this gives Störsvik a profile with the potential to appeal to both domestic and international target groups.
“Störsvik uniquely combines the sea, nature, safe living, and one of Europe’s most prominent golf destinations. Few places offer the opportunity to live in the midst of nature, play golf on world-class courses, enjoy outdoor activities year-round, and still be just over half an hour from Helsinki. We believe that there will be growing demand for precisely these kinds of lifestyle destinations in the future, both in Finland and internationally,” says Kari Karvinen, Chairman of the Board of Rock Golf and Rock Resort.
The development plan serves as a shared long-term vision and roadmap for the region. It lays the foundation for the region’s future land-use planning, as well as for new investments, services, business initiatives, and opportunities for collaboration.
The next step is to shift the focus from the vision to implementation. The plan has been presented to residents, stakeholders, and potential partners, and a market dialogue on the area’s development is being launched. The goal is to find new partners and solutions for the long-term development of Störsvik.
